Ukrainian Rental Demand: Houses Lead in Most Regions, Rooms in the West

In July 2026, rental demand in Ukraine varied significantly by region, with houses being the most sought-after property type in most areas, while rooms saw high demand in the west, according to OLX Real Estate data reported by RBC-Ukraine. In central and northern regions, houses attracted the most interest, with Kirovohrad and Poltava oblasts receiving 52 responses per listing, followed by Cherkasy at 42 and Zhytomyr at 28. Apartments also remained popular, with Cherkasy leading at 44 responses for two-room units. In western regions, rooms were in highest demand, particularly in Ternopil with 43 responses per listing. Demand in southern and eastern areas was lower but grew year-over-year, influenced by security concerns and proximity to the front line. Houses dominated in Kharkiv and Sumy oblasts, while analysts attribute regional differences to safety, internal migration, and seasonality, including student demand for rooms as the academic year begins.
