Teruel leads express home sales; Madrid and Bilbao at 11% as national rate dips to 7%

Seven percent of homes sold through idealista in Q2 2026 were listed for less than a week, highlighting persistent tension in Spain's residential market. Twenty-six percent of properties found buyers within a month, with 19% selling between one week and one month. Teruel recorded the highest express-sale rate at 21%, followed by Huelva and Vitoria at 13%; Madrid and Bilbao both reached 11%. Nationally, express sales fell from 8% to 7% year over year, with declines in Madrid, Barcelona, and other large markets. Teruel was the exception, climbing from 9% to 21%.
