Mumbai redevelopment tops 1,000 projects since 2020, driving 15% of city sales

Mumbai's redevelopment segment has surpassed 1,000 projects since 2020, accounting for 13% of the city's residential supply and 15% of housing sales, according to a JLL India and NAREDCO report released September 3. Borivali, Malad, Andheri, Vikhroli, and Goregaon account for about 36% of all projects, with western suburbs dominating at 35-45% of launches and sales. Redevelopment's sales share surged to 15% in 2025-H1 2026, up from 6% during 2016-2021. Currently, 1,202 active slum rehabilitation projects cover 321,858 hutments across 2,156 acres, nearly four times the acreage completed since 1995. Approximately 13,500 cessed buildings require urgent replacement, with western suburbs holding 22.4% of aging stock.
