GPE completes pre-let Duke Street scheme in St James’s

Great Portland Estates has completed its 30 Duke Street development in St James’s, London, with all office and retail space pre-let before completion. The project was delivered on time and on budget. Global investment firm CD&R committed to the office headquarters in May 2025, while retail units were pre-let to M.J. Bale and L’Eto. Average rents exceeded estimated value by 6.7%, with a projected development profit of 37.1%. Designed by Make Architects, the building features column-free floorplates and roof terraces. Its frame used 78% recovered steel, cutting associated carbon emissions by approximately 90% compared to new steel.
