German Real Estate: Mid-Sized Apartments Rise as Large Units Fall
German real estate prices are rising unevenly across major cities, with mid-sized apartments seeing the strongest gains in the first half of 2026, according to an exclusive analysis by broker Von Poll. Meanwhile, prices for very large family apartments are slightly declining in many metropolitan areas. The analysis of eight A-cities—Berlin, Hamburg, Munich, Frankfurt, Cologne, Leipzig, Stuttgart, and Düsseldorf—shows apartments between 51 and 100 square meters benefit from high demand and remain affordable for many buyers despite rising mortgage rates around 4.2 percent. Large apartments over 125 square meters face weaker demand due to higher total costs, with prices falling up to 4.3 percent in Berlin. Price trends vary by city: Leipzig saw the biggest increase for small apartments under 50 square meters at 5.2 percent, while Hamburg led for mid-sized units up to 75 square meters with a nine percent rise. Frankfurt was the exception, with most apartment sizes becoming cheaper. Düsseldorf showed the most dynamic overall price growth.
